At the flagship Washington Harbour mixed-use development on the District’s Potomac waterfront, sshape is helping owner MRP Realty transform a difficult space into a vibrant, desirable location for potential tenants. Working from a challenging wedge-shaped space with narrow column bays, sshape’s reimagining divides the formerly dark and cavernous space into three speculative suites arranged around a central town hall space. The reorientation opens up the second-floor space and connects it to views of the Potomac River via the Georgetown Waterfront Park. The townhall’s fluid, postmodern design uses terrazzo tile and murals from local artists to create a vibrant entry and amenity space for the suites, while fluid curves soften angles, create flow, and unite the space. With the updated suites, MRP hopes to attract tech firms, associations, and corporate government affairs offices to this bustling waterfront location. + Centralized townhall concept with curved and fluid amenity space + Semi-private booths with a feature mural
